West of PCH, you can find wonderful and traditional single family homes, apartments and many newer condominiums, many with great views of the ocean. East of PCH, there are middle to upper class neighborhoods sitting on winding, tree lined streets overlooking the ocean and the city. There are many nice apartment complexes east of PCH, in quiet and peaceful neighborhoods. Hermosa Beach real estate options consist of single-family detached homes for sale, estate properties, condominiums, town homes, some buildable, or tear down lots near the beach. Homes with ocean views in Hermosa Beach and luxury townhouses are available as well as new single family homes.

West of Valley Drive is a quiet neighborhood nestled between the hills on the east and the smaller hills that separate it from the beach sometimes called “Sleepy Hollow.” It is unique in that it is only four or five blocks from the ocean, yet it is hidden from most that come to the beach. Large lot sizes have attracted developers as well as residents who are in on the secret of the neighborhood. Hermosa Beach’s Sand Section is crowned by The Strand, the row of houses that face the beach and the sidewalk and bike path that follows the coast. The block between The Strand and Hermosa Valley are a mixture of single family homes, duplexes and townhouses. Some of these streets are “walk-streets” for pedestrians only. Many of the beach cottages are making way for newer, larger and more elegant homes. The area east of Pacific Coast Highway is simply known as East Hermosa, and is made up of predominantly single family homes with an occasional duplex or townhouse, and some apartments and condos.

Students in grades K-12 attend schools of the Hermosa Beach City Elementary School District and districts of neighboring towns. High school students are served by either Manhattan Beach or Redondo Beach district high schools- where rankings are in the 80 to 90th percentiles.
