Fair Market Value is the price a willing buyer and willing seller agree upon in an arm’s-length transaction — meaning both parties are unrelated and acting in their own best interest.

For example, a family sale at a discounted price does not reflect true Fair Market Value. FMV represents what the open market is willing to pay today.

In the South Bay, we’re still seeing strong activity. While some national reports suggest a buyer’s market, locally we remain balanced to seller-leaning.

Some homes receive multiple offers, but many are selling at or slightly below asking price. Accurate pricing matters.

For Buyers:
Start with your lender and understand what you qualify for. Then shop slightly below your maximum price to allow room for negotiation. Focus on location, condition, and long-term value.

For Sellers:
Review comparable sales carefully to determine Fair Market Value. Strategic pricing — sometimes slightly under your target — can create stronger interest and better results.

Once you accept an offer, the lender orders a home appraisal to confirm value.

Current mortgage interest rates are around 6%, with FHA loan rates often in the high 5% range, depending on qualifications.

Buyers may consider an interest rate buy-down, and in some cases, negotiate seller contributions.

We’re seeing more South Bay listings and price adjustments when homes are not aligned with Fair Market Value — creating opportunity.
